It’s that time of year again! Cook County tax assessments are starting to come out, starting with the primarily residential and retail township of Rogers Park. Chicago Champion, Rob Rosenfeld and his team are seeing moderate to high increases so far, but with no distinguishable pattern at this point. Lake County assessments are also starting to be released, with lower impacts than those in the city.
Illinois overall is challenged, and particularly Chicagoland with literally hundreds of taxing districts (as compared to other large cities across the country where there are “tens” of districts). Exemplifying the staggering taxation, Cook County alone has more than 800 tax districts. Chicago Members all agree the complicated and heavily layered tax circumstance coupled with steep increases in assessments make investments challenged as buyers determine how and if they can pass the tax impacts onto tenants.
