Anna Lu Wilson, Economic Development Director for the Town of Harrisburg presented an overview of the area as well as current and upcoming development projects. With major employers such Pepsi and others in the Saddle Creek distribution centers in the area, development is about 80% residential. There is very little in the way of multifamily other than condos as the town council has been reluctant regarding apartment development because of perceptions of crime associated with what might become student housing. The Harrisburg Town Center area has condo and single family homes under development and planners are optimistic that the added density could create demand for additional retail especially restaurants.
One 1600 acre study area near the county line and close to the Charlotte Motor Speedway is largely undeveloped and much of it is suitable for recreational use. Anna reported that infrastructure improvements including utilities, roads and bridges will play a major part in the viability of development in the area.
