Member Nick Maloof of Associated Environmental Services, enlightened the attendees about the drama that has been ongoing with the toxic green ooze that has been seeping out onto I-696 recently. The legal struggle with this particular property has been ongoing for the past four years, and after the local agency went in and removed thousands of gallons of material, they thought it was all cleaned up – but apparently not. Now the EPA is all over this.

Fellow Member Phil Seaver advised about the state of the assisted living situation in Michigan: “In 2010, an average homeowner lived in their house for 8 years; in 2019, the average is 13 years. There has been a radical change in the residential market because of that. Part of this bleeds over to the assisted living market. Ride share businesses like Uber and Lyft have allowed seniors to age in place and which has dramatically reduced the amount of time people are in assisted living. Now that first stage is shorter because they are coming in much later.” These trends were doubled down on in Ryan Korth’s guest speaker information: “We have been seeing that deliveries have been outpacing the absorption for senior housing, especially for assisted living. Assisted living was very hot, everyone was building it; now, I will say that in certain market areas there is still demand for assisted living.”
