Raleigh Chapter July Meeting Key Take Aways!

  • Whiting-Turner’s James Larkin introduced Gabi and Mary Angelini of Gabi’s Workforce, a purpose-driven that creates meaningful employment opportunities for people of all abilities. They started in the coffee business and now offer fulfillment services, for companies like Peter Millar and Serve Speedy and Trippy Hippy. James sits on the Board of Directors.
  • Nate Cretalo of GMD Management reports that ICSC Vegas was active with CRE technology at the forefront; he specifically mentioned Acres, a land intelligence platform. He notes that small shop leasing has presented some challenges. GMD leased out Fayetteville shopping center and is now working on outparcels.
  • Lee-Moore Capital Company’s Kevin Scanlon reports they are investors in Element Hotel starting construction in downtown Raleigh, opening Fall 2027. MOSAIC at Chatham Park announced new tenants, but multi-family is still sluggish although The Guild at MOSAIC is over 90% occupancy.
  • Andy Lawrence of Olive Architecture is working on urban infill in Raleigh, projects in western New York, four hotels (Surf City, Wilmington, Sanford), 24-unit multi-housing infill but not much retail. He worked on Mulberry Beaufort condos and Main Sail event space in Beaufort. Andy seeks a partner for expansion.
  • James Larkin of Whiting-Turner reports the company is busy. Apex Gateway is in negotiations with MetOx International, which makes a filament to carry high-tech wire used in data centers.
  • NC State’s Tom White said RPN Member Sara Hall’s Institute of Emerging Issues graduated fourth cohort of the Strategic Workforce Leadership Initiative. There’s currently a 4-6K person job prospect. Duke Press will publish an RTP history book in October, written by Allan and Mack Paul.
  • First Horizon’s Beth Harrison says the 10-year treasury is at 4.5%, which has made the summer slow. She reports there is money in market to invest in fixed-rate, nonrecourse mortgages. Movement in treasury would help with deals.
  • Lee & Associates’ Scott Hadley and Hunter Stewart have an 80K SF warehouse in Deep River, delivering Q1 2027 and being offered for sale and for lease, with county water on septic system. He says there is a medical group looking at Sanford for a large investment. Johnson County is a hot spot.
  • Jonathon Harriss of Lee & Associates closed on 60 acres at $330K/acre in Garner; he’s concerned about an oversupply of product in the Westside Raleigh and Garner pocket. He’s working on outparcels, self-storage, QSRs, like Culvers, Zaxbys, and coffee chains.
  • Lee & Associates’ Marlene Spritzer is working on a North Hills office space deal for pharma group, with high rates due to high demand in certain locations. She’s doing a few smaller lab deals, a Charlotte office deal, nonprofit office purchase, and warehouse deal for cleanroom fabrication company.
