Chicago Chapter October Meeting!

  • The Loop’s future depends on becoming a true live-work-play neighborhood. Featured speaker Dr. Suzet McKinney emphasized that housing, retail, entertainment, green space, and cultural amenities must work together to revitalize downtown.
  • Office-to-residential conversions could reshape downtown Chicago. According to the discussion, 25 approved Loop conversions could deliver approximately 4,000 housing units and more than $2 billion in investment if completed. Six projects are receiving city support.
  • Smaller buildings may offer more practical conversion opportunities. River North properties with suitable infrastructure could be easier and more cost-effective to convert than larger office towers. Chicago’s first city-backed conversion recently broke ground, with plans for 117 multifamily units.
  • The Central Loop is gaining investment momentum. Members reported increased transaction activity, supported in part by anticipation of Google’s Thompson Center redevelopment and its projected 2028 opening.
  • Office demand remains concentrated in premier properties. Trophy buildings continue to outperform the broader market, while large blocks of available space remain limited in the West Loop. Repositioning older assets remains an important opportunity.
  • Quantum computing offers long-term potential, but public understanding is a hurdle. The group discussed the Quantum Shores development and the need to communicate its purpose and benefits more clearly. Meaningful benefits may take 10–15 years to emerge.
  • Development faces approval and funding challenges. City approvals remain difficult, particularly for larger conversions. Municipal budget constraints and slower development activity are also limiting new projects.
  • Collaboration and adaptability will be essential. Members highlighted the growing role of strategic consulting, the evolution of neighborhoods, and the need for cooperation across industries and community stakeholders.
