At the July Gulf South Mastermind meeting, Pete Riehm with NAI Mobile told the group about the strong positive trend he has seen in industrial in the Mobile area as of late. “Industrial is going through the roof!” Pete explained, stating that in the last week, he had shown two different sites to two prospects on the same day. The demand seems to come from both existing local companies that have outgrown their existing space, as well as out-of-towners who are looking to locate in Mobile to take advantage of the city’s burgeoning industrial growth.

There is a tremendous demand for warehouse space in the 6,000 – 20,000 square foot range, as there is currently a shortage of that product locally. Riehm said that because of the increasing need, he’s heard talk from investors recently that they are even considering building spec warehouse space ahead of ever-increasing demand. “We haven’t heard that kind of talk in eight to ten years here, and that’s very encouraging,” said Riehm.
